THE CHECKLIST EVERY PARTNER PASSES.

A directory is only as good as its weakest member. Before any specialist joins the network, they pass this full checklist. We re-verify annually and immediately revoke network membership for anything that lapses.

01 · LICENSE

ACTIVE CALIFORNIA CSLB LICENSE

Class B (general building contractor) at minimum; Class C-36 (plumbing), C-10 (electrical), or C-39 (roofing) where applicable. Verified directly against the CSLB online lookup. Re-verified every January.

02 · INSURANCE

$1M+ GENERAL LIABILITY · WORKERS' COMP · AUTO

Current Certificate of Insurance showing $1M minimum GL per occurrence, current workers' comp on all employees, commercial auto on company vehicles. COIs re-verified annually. Partner contractors name our directory as certificate-holder for auto-notification of any lapse.

03 · STRUCTURAL CREDENTIALS

ICC-CERTIFIED STRUCTURAL INSPECTOR ON STAFF

Every partner has at least one ICC structural inspector on staff or a documented working relationship with a licensed structural engineer for permit-level work. Continuing-ed credits verified annually.

04 · OSHA + FIELD SAFETY

OSHA-30 CREWS · CONFINED-SPACE TRAINED

Crawl-space work is confined-space work. Every crew member working in the crawl has confined-space and fall-protection training current. EPA Lead-Safe (RRP) certification where pre-1978 homes require it.

05 · TRACK RECORD

MINIMUM 25 STRUCTURAL JOBS, INDEPENDENTLY VERIFIED

Before joining the network, every partner provides a portfolio of at least 25 completed crawl-space or structural projects. We independently contact a sample of past clients to verify quality, timeline, and pricing accuracy.

06 · PRICING TRANSPARENCY

WRITTEN SCOPE + LINE-ITEM BUDGET

Every network specialist commits to a written scope and line-item budget on every quote. No "from $X" lowballs. No surprise change orders without documented authorization. This is the single most-violated rule in the contractor industry; partners who can't commit to it aren't accepted.

07 · NO FEAR-FUNNEL SALES

THE ASSESSMENT IS DIAGNOSTIC — NOT A SALES CLOSE

Network specialists agree that the assessment is for measuring, listening, and documenting. Decisions happen later, after the homeowner has reviewed the written scope. Partners who pressure-close on the inspection visit aren't accepted.

08 · RE-VERIFICATION

ANNUAL CHECK · ONGOING COMPLAINT REVIEW

Every January: license, insurance, credentials, and OSHA verified. We collect homeowner feedback after every match facilitated. Three substantive complaints in a 12-month rolling window triggers a partner review; ongoing pattern triggers network removal.
