What a crawl-space inspection covers
- 90 minutes on site — most of it inside the crawl space
- Moisture meter readings at minimum 4 locations: center, corners, near plumbing
- Floor-level survey with zip-level or laser, documenting any relative settlement
- Structural visual checklist per ICC IRC standard — joist, beam, pier, sill, framing
- Written scope with line-item budget, delivered within 3 business days
- Photos and measurements attached to the written scope, yours to keep regardless
What it costs you: nothing
We're a directory, not a contractor. You tell us what's happening under the house, and we match you with a vetted local network specialist who comes out and assesses it. We're compensated by the specialist for the introduction — not by you, and never as a cut of your project. That keeps our incentive simple: match you with someone who diagnoses honestly, because a network built on bad matches doesn't last.
Whatever the specialist charges for the inspection itself — many do it as part of the bid, some charge a diagnostic fee — is between you and them, disclosed up front before any visit. We don't set or take that.
What if I disagree with the scope?
Get a second opinion. We'll match you with a different network specialist at no extra cost. Network specialists welcome second opinions; the practice surfaces edge cases and confirms the right diagnosis. The written documentation from each visit is yours to keep either way.
